Construction Manager

Superior Skilled Trades is hiring for a direct hire opportunity with an established residential homebuilder seeking an experienced, hands-on Construction Manager to oversee multi-family residential construction projects in San Jose, CA.

This individual will manage assigned communities from initial site development and horizontal improvements through vertical construction, final inspections, and homeowner handoff. The Construction Manager will be responsible for ensuring projects are completed safely, on schedule, within budget, and in accordance with established quality standards.

The ideal candidate will have extensive residential construction experience, specifically with townhomes, multi-story attached housing, and infill developments. Strong knowledge of both horizontal and vertical construction, subcontractor management, scheduling, and local building requirements is essential.

Key Responsibilities

* Oversee all horizontal construction activities, including site work, grading, utilities, and infrastructure, as well as vertical construction for assigned residential communities.

* Manage subcontractors and trade partners, including scheduling, sequencing, daily coordination, and quality control.

* Develop, maintain, and update construction schedules while communicating project progress, potential delays, and upcoming milestones to leadership.

* Lead pre-construction meetings, project startup meetings, subcontractor orientations, and regular site inspections.

* Coordinate municipal and agency inspections while ensuring compliance with local building codes, permits, and project requirements.

* Enforce job site safety standards and ensure compliance with Cal/OSHA regulations, SWPPP requirements, and company safety policies.

* Monitor project budgets, review and approve subcontractor invoices and purchase orders, manage change orders, and identify cost-saving opportunities.

* Collaborate with internal departments, including Purchasing, Development, Design, Sales, and Customer Relations, to ensure successful project execution.

* Conduct quality control inspections, manage punch lists, and coordinate pre-closing orientations to ensure homes meet established standards before homeowner delivery.

* Assist with warranty transitions and resolve outstanding construction-related items following project completion.

* Maintain accurate project documentation, including daily reports, site photographs, inspection records, and construction progress updates.

Required Qualifications & Experience

* 5+ years of experience managing multi-family residential construction projects for a production or infill homebuilder.

* Required experience with townhome and multi-story attached residential construction.

* Strong working knowledge of both horizontal construction (site work, grading, utilities, and infrastructure) and vertical construction.

* Experience working with Northern California or Bay Area municipalities, inspectors, and subcontractors strongly preferred.

* Ability to read and interpret civil, architectural, structural, and MEP construction drawings.

* Strong understanding of California building codes, Cal/OSHA regulations, and SWPPP requirements.

* Proven ability to manage multiple subcontractors, project schedules, and construction activities simultaneously.

* Excellent leadership, communication, organizational, and problem-solving skills.

* Proficiency with construction scheduling and project management software, along with Microsoft Office (Outlook, Excel, and Word).

* Bachelor's degree in Construction Management, Civil Engineering, or a related field is preferred but not required.
